Land Sourcing

Sourcing is where every mandate begins and where a strong network earns its value. We identify parcels that match your requirement - use, size, corridor, terrain and budget - drawing on relationships built over years with landowners, farmers, local intermediaries and revenue-office contacts across Gujarat and Maharashtra.

Crucially, much of what we source never reaches any listing. Off-market parcels - land not publicly for sale, surfaced quietly through relationships - are often the only way to assemble a large contiguous block without moving the market. We approach owners discreetly, on your behalf, without revealing the enterprise behind the requirement.

Site Identification

Not all land that is available is suitable. Site identification is the analytical layer that separates a plot that looks right on a map from one that will actually serve your project. We assess connectivity to highways, rail and ports; proximity to power evacuation and water; workforce catchment; flood, seismic and soil considerations; and the policy environment, including SIR, PCPIR, SEZ and DMIC designations.

For renewable projects we factor in irradiance and wind resource; for logistics, highway frontage and access geometry; for data centres, power proximity and fibre. The output is a shortlist you can trust, with the reasoning made explicit.

Land Aggregation

Large projects rarely fit on a single owner's land. Aggregation is the craft of assembling many individual holdings - sometimes dozens, across multiple revenue villages - into one contiguous, project-shaped block. It is the most difficult and most valuable thing we do.

Aggregation demands sequencing and discretion. If owners realise a single large buyer is assembling around them, holdout behaviour and price escalation follow. We manage the process so that parcels come together at a coherent price, on a coordinated timeline, without any single owner able to hold the project hostage.

Legal Due Diligence

Diligence is where projects are saved or lost. Before any commitment, we verify that the land is what it claims to be: clear title, accurate revenue records, no undisclosed encumbrances, no pending litigation, no disputed boundaries or succession claims. In India, where title is presumptive rather than guaranteed, this work is exacting and non-negotiable.

We examine title chains, 7/12 and other revenue extracts, mutation entries, encumbrance certificates and litigation history, coordinating with legal counsel where required. We would rather withdraw from a parcel early than let a client commit to land that carries a hidden defect.

Negotiation

Negotiating for land is not a single transaction but a campaign - especially in aggregation, where every owner must be brought to agreement at a price that keeps the whole assembly viable. We negotiate on your behalf, under confidentiality, applying a single consistent price discipline across all owners so that fairness and coherence are maintained.

Because we manage the entire owner set, we can prevent the escalation that occurs when owners compare notes or sense urgency. The result is a negotiated position that holds - not a headline price that unravels at registration.

Documentation

Once terms are agreed, documentation converts intent into legally binding, registered ownership. We coordinate agreements to sell, sale deeds, mutation and the full paper trail, working alongside your legal counsel so nothing falls between advisors. Errors here - a missing consent, an unrecorded mutation, an inconsistent boundary description - surface years later as disputes.

Our role is to ensure the documentation is complete, consistent and correctly registered, so that the title you receive is clean and defensible.

Government Liaison

Land in India is inseparable from the state. Approvals, permissions and departmental coordination sit on the critical path of nearly every project, and navigating them requires knowing not just the rules but the sequence, the offices and the people. We manage this liaison so our clients are not left decoding procedures they encounter once a decade.

From revenue and town-planning departments to sector-specific clearances, we coordinate the approvals that stand between raw land and a buildable site - and we do it with the familiarity that comes from having done it repeatedly.

NA Conversion

Most land in India is classified as agricultural. Before it can be legally used for a factory, warehouse, township or solar park, it must undergo Non-Agricultural (NA) conversion - a reclassification granted by the state. Until NA is secured, even perfectly-titled land cannot lawfully host your project.

We facilitate NA conversion end to end: preparing the application, coordinating with the revenue authorities, and managing the process to completion. For many clients this single step - often the most opaque part of acquiring land - is the reason they engage us. We treat it as a deliverable, not a hope.
